North Delta is located between Hwy 91(Alex Fraser Bridge) and 120 Street(Scott Rd.) bordering Surrey. Size wise North Delta is not huge. But Real Estate in North Delta has allays been interesting.
Property values in that area seem to not follow the trend that we see in neighbouring cities Surrey and Langley.
Main reasons I can think of is most of new buyers come into North Delta are from Vancouver, Burnaby and Richmond side. For some reason those buyers don't seem to want to cross Scott Road and enter Surrey side. I would assume that is because North Delta is part of Delta that also covers South Delta, Ladner and Tsawwassen.
House values in North Delta seem to follow trend of ups and downs very similar to Vancouver home prices and not getting effected with what's going on in Surrey Langley area.
Another reason could be that, inventory is little here because of its size and ups and downs seem to have higher effect here than in Surrey side especially when Surrey has vast vacant lands. There is hardly any vacant land left in North Delta that is good for development. It's just like Vancouver and Burnaby cities that land is all saturated and developments only are made possible by demolishing existing older houses.
